The only completely new building in Fosta Fabrica, designed as a „skyline” set back 30 m from the Barley Barn (Orzarie) elevation, with four different facades.
From double studios to duplexes and what we like to call Lofties – apartments with special specifications, from 150 square meter terraces to greenhouses and 6 meters high living rooms.
Installations
We have opted for a centralized system for the production of the thermal agent with 4 cascade central units on each of the two bodies of the building, located on the top floor. The thermal energy will be transferred and metered individually in each dwelling unit by means of (small) heat transfer modules placed in the vestibule of each apartment. This allows those who will buy apartments in the Luther Building to turn on the heat whenever they want throughout the year, independently of the other tenants, and without the need for the Owners’ Association to agree to turn on the installations. In addition, there is a simultaneity coefficient that is double the norm (i.e. how many people can shower in the block at the same time).
The heating is underfloor, on the whole net area of the apartments. The users will be able to choose their preferred temperature in each room of the apartment, independently. Between the concrete slab and the underfloor heating system there are several layers for thermal and sound insulation. The double-height duplex apartments also have heat curtains in the glazed areas.
Cooling is achieved by means of air conditioners, the central unit being placed in the loggia, encased in balustrades and concealed by a perforated metal construction.
High electrical power per apartment
The electrical power installed in the Fosta Fabrica project is 4MW, a large power that allowed us to allocate between 12 and 30.6 Kw per apartment, depending on the characteristics of each living unit. You will be able to operate powerful hoods, servers, air conditioners or other large consumers. This is usually an overlooked fact when buying an apartment, we encourage you to ask as many questions as possible and along the way we will also be posting interviews in the Real Stories section where the engineers who designed the apartment will detail the features of the building.
Fire protection
We have paid great attention to fire protection. The law is extremely clear in this respect, we had to redesign because the first permit was obtained a few years ago and today the regulations are different. So, we made all the modifications, respecting the ISU (Inspectorate of Emergency Situations) regulations and recommendations, both in the parking lots and above ground. The superstructure is provided with dry riser and faucets on each floor, in the parking lot infrastructure with hydrants and sprinklers, ventilated facade made of fireproof materials and intumescent barriers on each floor (expands on fire) to interrupt the effect of chimney, located behind the ventilated cavity. As well as measures to limit the spread of fire from one floor to another. The central slab, above the underground parking, is designed to support the weight of the fire engines and the spaces are large and designed for this purpose. The building is accessible to fire engines from all sides (the law specifies access from two sides), which is particularly important for fire protection.
Noise insulation
Whether we are talking about Raynaers windows with aluminium profile and triple-paned glass, the way we designed the structure of the building, the way the floors are treated with additional layers, the pipe insulation or the partition walls, you will find many elements in the Luther Building that have been designed for sound insulation. The walls to the corridors are made of 25 cm thick Ytong Forte masonry, with mineral wool and gypsum plasterboard cladding on both sides and the flooring material in the hallway is also „acoustic”, with the intention to limit even the noise of footsteps in the corridors.
Through the intentionally designed-as-a-skyline volumetry, a series of terrace spaces, private terraces, as well as a shared terrace space of almost 400 square meters were created, located on the 10th floor.
The terrace is equipped with a special slab that allows the placement of mature trees (given the weight of a cubic meter of soil). We are planning to treat the surfaces with ceramic cladding resulting from collaborations with visual artists and object designers, as well as to purchase sculptures and other art objects that will create a special atmosphere in this space exclusively for the residents.
The parapet of the terrace will be continued with a glass protection against wind and for safety. The renderings only depict the architecture of the space, not the final design, landscaping or furniture, which we will present after we finalize all the details.
For the food court we have prepared many ideas and solutions that we will talk more about soon. What’s important to remember is that we have put a lot of effort into the exhaust and fresh air intake so that there are no odours, the fire protection and fire regulations and all the measures that have to be taken when you build a building with multiple kitchens on the ground floor.
In the centre of the building on the ground floor, with its double height and east and west curtain walls, we have planned for a space designated as a food court, with several operators and various kitchens, for the children of the Luther Building who are the first to come home, for the parties you will host on the terrace on the 10th floor, the community in the office spaces or those who will want to experience Fosta Fabrica and its public spaces.
We have done our homework in the field, but we don’t have the presentation pictures yet. The square is formed by two areas, the one between Luther Building and Barley Barn (Orzarie) and another area between Administrative Building (Dregatorie) and Barley Barn (Orzarie), two large interstitial spaces that include a lot of greenery, although we had to have a large slab for the underground parking. The solution was to have „planters” that go down below the level of the plate, towards the underground parking lot, of greater depth and with the necessary installations, so that we can plant trees with large roots.
We will bring in mature, tall trees so that we can enjoy the fresh air and a pleasant atmosphere as soon as we step out of the staircase. Perimeter planters for shrubs and flowers are laid out, and we are going to place areas of raised ground in front of the Regency, where smaller trees, shrubs and flowers can be planted.
Behind the Luther Building, from the entrance ramps area to the parking lot, you will also find a green bridge, designed to support a heavy weight of soil for planting new green spaces, so that we can increase the number of trees and have an interesting view from the food court.
In total Sofia Square is over 3000 square meters. Upon completion of the project the largest and largest green space will be between the Malting Plant (Maltarie) and the Luther House, where several thousand square meters of park with large trees and playgrounds for children will appear, but it will be ready only after we complete the construction of the Malting Plant (Maltarie). Obtaining this green space was also the reason why the Malting Plant (Maltarie) has its parking lot under Sophia Square and not immediately under the building.
